Cyprus new builds exactly where the developer pinned them

Each project sits where the developer marked it, not somewhere in the middle of an area. You see the street, the neighbours and the noise right away.

    Pins

    The developer sets the pin

“Germasogeia” in a listing can mean a flat by the sea or one by the motorway. So we take the pin the developer set: on Google Maps or on the map on their website.

    • 0 projects of 0 for sale sit on the map exactly where the developer marked them.
    • We never guess. If the developer hasn't shown the location, the project is in the list but not on the map.
    • Every pin links to its source.
    • On satellite you can see the plot, the buildings next door and the road.
    Around the building

    What the renders don't show

A render won't show the motorway behind the fence or the farm across the field. We check the surroundings using open data.

    What's nearby

The nearest school, kindergarten, supermarket, pharmacy, park, playground, beach, bus stop and hospital: by name, with the distance to the building. Tap a place to get the route in Google Maps.

    Noise

Official Cyprus noise maps from 2022, for roads and airports. Turn them on as a map layer.

    Smells and emissions

Factories, landfills, sewage works, farms and quarries as a map layer. Taken from the EU emissions register (EEA) and OpenStreetMap.

    Map with layers

Switch between map and satellite, turn on noise and smells. Projects close together are grouped, and clicking a pin shows the project in the list.

    Location filters

City, area, completion date. Search for an area or project in English, Greek or Russian; one typo is fine: Germasogeia, Γερμασόγεια, Гермасогея.

    Inside a project

Everything from the project page in one window

We take apartments, availability and dates from the project page on the developer's site. The original is linked below the table.

    What's free, what's sold

Bedrooms, area, floor and status of each apartment. Area is as the developer gives it, sometimes with verandas. You see at once how many are left.

    Construction and completion

Ready, under construction or a completion date, as the developer states it: “November 2026”, “Q1 2027”.

    Who's building

Licence class and number in the contractors register, year founded, website, and the number of completed projects if the developer gives it. From the developers table, one click opens all of a developer's projects.

    Price with and without VAT

Excluding VAT, with the reduced 5% or with the standard 19%. The 5% rate is for a main residence up to 190 m² and €475 000, on the first 130 m². Land and commercial property are always 19%. No price on the site? Ask the developer.

    New this week

New projects and apartments, stage changes and price drops are tagged on the cards.

    Prices and availability

Ask the developer for the price##heading

Many developers don't put prices online. The “Project website ↗” button on the card goes straight to the project page, where you'll find contacts and a form.

    • No middleman. We don't collect your contact details or pass them on.
    • We're not an agency. We take no part in the sale.
    • Project images come from the developer's website and load straight from it.
    How it works

    Map → project → developer

    1. Find it on the map

Pick a city, area, bedrooms and completion date. Zoom in, turn on satellite and noise.

    2. Open the project

One window shows what's nearby, the apartments, the build stage and the developer.

    3. Ask the developer

Check prices and availability with the developer via “Project website ↗”.

    Sources

    Where the data comes from

Projects, pins and apartments come from developers' websites; the surroundings come from open sources. The pin and the apartment table both link to the original.
